Understanding the RealStream REIT
A private real estate investment trust providing access to the RealStream property portfolio.
A Real Estate Investment Trust, or REIT, is an investment structure that allows investors to pool their capital and participate in a portfolio of real estate without purchasing and managing individual properties themselves.
When investing in RealStream REIT, investors purchase units of the trust rather than directly owning a particular building. RealStream REIT, in turn, invests solely in units of RealStream Income Properties Limited Partnership, which holds the interests in the underlying real estate portfolio. RealStream REIT is currently the RealStream investment vehicle available for sale.
What Does Owning a REIT Unit Mean?
An investment in the portfolio rather than a single property.
Each RealStream REIT unit represents an interest in the trust. Through the trust's investment in RealStream LP, investors gain exposure to a broader portfolio of income-producing properties rather than relying on the performance of one individual building.
The value and income generated by the investment are ultimately connected to the performance of the underlying real estate portfolio, including factors such as rental income, financing, operating expenses and property values.

The REIT invests solely in RealStream Income Properties Limited Partnership, providing indirect exposure to the properties held within the RealStream portfolio.
The RealStream portfolio is managed by RealStream Asset Management Inc. on behalf of unitholders.

REIT or Limited Partnership?
Two structures. One RealStream portfolio.
RealStream includes both RealStream Real Estate Investment Trust and RealStream Income Properties Limited Partnership, collectively referred to as RealStream.
The LP is the structure through which the underlying real estate portfolio is held, while the REIT provides investors with access to that LP. New RealStream investments are currently made through the REIT rather than through direct subscriptions for LP units.
This structure allows RealStream to maintain the existing property portfolio within the LP while providing an investment vehicle that can accommodate registered accounts.
